Reconstruction

Putting the building back the way it was, or better than it was, after the loss has been stabilized. Full-scope rebuild coordinated directly with your carrier, delivered by the team that already knows the damage.

The crew that opened the wall is accountable for closing it.

Reconstruction

Rebuilt once, by people who saw the damage.

A rebuild priced from photographs is a rebuild that grows. We scope from the building itself, having already been inside the assemblies during mitigation, which is why our repair estimates hold up when the walls come open.

Typical reconstruction scopes

  • Multi-unit rebuild after a riser or sprinkler loss
  • Fire rebuild spanning the origin unit and the units around it
  • Common area, lobby, and corridor restoration
  • Roof and exterior envelope reconstruction after storm damage
  • Commercial space returned to a tenantable condition
  • Structural repair following selective demolition

What keeps a rebuild on schedule

  • A scope the carrier has already reviewed and approved
  • Trades booked against a real sequence, not a wish list
  • Long-lead items identified in the first week, not the sixth
  • One point of contact for the board, the agent, and the adjuster
  • Building access and work hours agreed before mobilization

What the reconstruction scope covers

  • Framing, drywall, taping, and finish carpentry
  • Flooring, tile, and substrate repair
  • Painting and surface finishes
  • Kitchens, baths, and fixture replacement
  • Electrical, mechanical, and plumbing coordination
  • Roofing and exterior envelope work
  • Common area and corridor reinstatement
  • Permit coordination and inspection sign-off

Punch list, sign-off, and the records the claim needs to settle.

Common questions

Can you rebuild if another company did the mitigation?

Yes, though we will want to see the drying records before we price it. If the structure was closed up before it reached dry standard, the rebuild inherits a problem that surfaces months later as staining, odor, or growth. Where documentation is missing we will take our own moisture readings first and tell you plainly what we find.

How do you handle occupied buildings?

We sequence around occupancy rather than asking the building to empty. That means containment on the work area, protected paths through common space, agreed work hours, and coordination with the managing agent on notices. In multifamily work most of the schedule risk is access, not labor.

What happens if the scope grows once walls are open?

It sometimes does, because concealed damage is genuinely concealed. When it happens we document the discovery, photograph it, price the supplement, and submit it before proceeding. You will not find out about extra work after it has been done.

Do you pull permits?

Yes, where the scope requires them, and we coordinate the inspections that follow. Permit timelines are outside our control and they are usually the least predictable part of a rebuild schedule, so we file early and tell you honestly where things stand.
